Uruguay Coastal Properties has entered into an agreement to market the largest view estate in the Piriapolis area. Details will follow soon; let’s just say for now this luxury property has it all. The main house has over 500 square meters and a guest or attendant house of about 100 square meters.

The buildings are set on 17.5 hectares (43 acres) with a 180 degree Atlantic view and an unobstructed vista of Sierra de las Animas (Mountain of the Spirits) where the tallest point in Uruguay is located.

The price of the property is $2,260,000 (includes commissions.)

We’ve had a couple of request to promote property on our sister web site, Coastal Uruguay. Coastal Uruguay is a Public Relations site, so we don’t sell anything directly including real estate. However, there is a possibility we can cross promote your property.

So, what does it take to get the featured property article on Coastal Uruguay? The property must have something special about it, view, beachfront, location, quality of the building, etc. And the property does not have to be expensive. Chris and I are headed South!

Many of you have asked for a heads up when our next trip is planned. We’ll be in Piriapolis later this month and we’ll be in town until New Years.

Speaking of December, this is perfect time to visit. As you probably know if you’re a Coastal Uruguay reader, we’re encouraging visits in months other than January, which is somewhat expensive and overpopulated. My favorite months are December and March; December is my absolute favorite time of the year.

Warm, pleasant weather is plentiful and the gusty spring winds have past. What I love about this month is you get to sample the high season, without the crowds and the high prices….as long as you avoid News Years and the days just before. The mobs of people are mostly weekend visitors. Also, every business, eatery and bar is operating full bore to the wee hours of the morning - The ghost town thing is history.

This month is an opportunity to experience the roar of the crowds while tasting the unspoiled, untouched remoteness, which is never far from your doorstep.

We have a couple of really nice rentals we’d like you to know about.

Both of these units have fantastic views. One is on the Rambla and the other is perched on a hillside above the Marina (Cerro San Antonio.) The unit above the Marina has the best view in Piriapolis at this time.

Good question….every company has to answer this one.

I’m not sure we’ve made the point completely, but I do know our message has not been noticed.

Thanks to our analytics program, we can tell how often each page is read. One of the least read pages on the site is the one explaining our Our Company. So, please check out our company’s strategy/rationale which is explained on the Our Company page. You may find we’re just the ticket for you.

After careful consideration, we’ve decided NOT to spend a ton of time seeing how my property photos we can get up. This is a zero sum game.

Here’s why. There are existing sites with hundreds of listings. Since we can offer any of those properties to you, we see little reason to engage in a duplication of effort that adds no value and drives up our costs. A contest to see how many pictures we have on the site makes little sense. If your buying decision is based on the number of listings you see on the Internet, we will not be your first choice. However, if credibility, integrity and working with a known quantity are more important, we just might be worth your consideration.

Read some of my straightforward, honest appraisals of the market on Coastal Uruguay and see if you agree.

Also, keep in mind we have a Virtual Listing Service. We have links to sites with hundreds of listing for you to look over. Just email or call and we’ll get them to you.

As many of you know, there is no Multiple Listing Service in Uruguay. To deal with the issue, we’ve searched for websites that have data/listings specifically for Coastal real estate.

We’ve sorted through an ungodly maze of stuff and have come up with some valuable links that have hundreds of listings. We feel the result is a Virtual Listing Service. The vast majority of the property for sale on the Coast can be seen on these select sites.

And remember, you can buy any of these listings from us or anyone you choose. Our listings are available to your agent as well. There are no exclusive listings in the country.
