Well there’s nothing like being wrong to right the ship.

In a post a couple of weeks ago, I talked about the search engine terms we place very well with. A prospective client checked it out and found the assessment is correct. However, he let me know that we missed the boat on a Luxury Homes Uruguay search, a prized term with Google’s pay per click program.

(If you’re wondering why this matters, finding a property with ease through an internet search is a key leg in an international marketing program.)

We’ve check this out and here’s what we discovered. For some mysterious reason, we started showing up of the first page with a Luxury Homes Uruguay search, which is good. We’ll continue to watch and see if the favorable ranking continues.

The short coming we haven’t be able to rectify is the the Luxury Real Estate Uruguay problem.

We’ve had a few inquiries about advertising unique properties on our site: estates, mansions…..luxury property.

If you have questions about how effective this may be, do a search for: luxury property uruguay, luxury real estate uruguay, mansions uruguay, estates, etc you’ll find we come on the first page, sometimes more than once.

All of this depends a bit on the day with Google. They have a problem giving up the luxury category for both real estate and property at the same time. Other search engines do not.

The same favorable results with another unique type of property will be equally effective because this is a blog. With an established site such as this, put up some posts about the property type and the search engines are attracted by the terminology magnets.

As we mentioned last week, we’ve just entered in to an exclusive international marketing agreement for an Estate in town. As far as luxury real estate goes, this one is a bargain by international and Uruguayan standards as well.

There are very few view properties with this much land, 43 hectares. And if you find one with half as much land, it will be in the Punta del Este or Puta Ballena area. The price will be $10m or more. As far as luxury estates go, this one is a bargain at $2.26m.

Uruguay Coastal Properties has entered into an agreement to market the largest view estate in the Piriapolis area. Details will follow soon; let’s just say for now this luxury property has it all. The main house has over 500 square meters and a guest or attendant house of about 100 square meters.

The buildings are set on 17.5 hectares (43 acres) with a 180 degree Atlantic view and an unobstructed vista of Sierra de las Animas (Mountain of the Spirits) where the tallest point in Uruguay is located.

The price of the property is $2,260,000 (includes commissions.)

We’ve had a couple of request to promote property on our sister web site, Coastal Uruguay. Coastal Uruguay is a Public Relations site, so we don’t sell anything directly including real estate. However, there is a possibility we can cross promote your property.

In addition, Coastal Uruguay publishes feature articles with links to select, unique homes or land listed on Uruguay Coastal Properties. With a feature article, and the permanent link on Coastal Uruguay to this site, there is strong Cross Promotion in play.

So, what does it take to get the featured property article on Coastal Uruguay? The property must have something special about it, view, beachfront, location, quality of the building, etc. And the property does not have to be expensive. It can be an inexpensive property that has a fantastic view and a good location.

Chris and I are headed South!

Many of you have asked for a heads up when our next trip is planned. We’ll be in Piriapolis later this month and we’ll be in town until New Years.

Speaking of December, this is perfect time to visit. As you probably know if you’re a Coastal Uruguay reader, we’re encouraging visits in months other than January, which is somewhat expensive and overpopulated. My favorite months are December and March; December is my absolute favorite time of the year.

Warm, pleasant weather is plentiful and the gusty spring winds have past. What I love about this month is you get to sample the high season, without the crowds and the high prices….as long as you avoid News Years and the days just before. The mobs of people are mostly weekend visitors. Also, every business, eatery and bar is operating full bore to the wee hours of the morning - The ghost town thing is history.

This month is an opportunity to experience the roar of the crowds while tasting the unspoiled, untouched remoteness, which is never far from your doorstep.

We have a couple of really nice rentals we’d like you to know about.

Both of these units have fantastic views. One is on the Rambla and the other is perched on a hillside above the Marina (Cerro San Antonio.) The unit above the Marina has the best view in Piriapolis at this time.
